A high design, densely populated regional office located in West Hollywood California that required the ultimate flexibility. This regional office was to be used for administrative employees on Monday & Friday and training sessions Tuesday through Thursday. The clients requirements called for an out of the box design plan and that’s what we provided. This project consisted of movable acoustical partitions, custom sliding glass pocket doors, custom millwork throughout, & height adjustable electronic benching stations. DMF was retained to establish the design, develop the project team, and tactically engage the build-out phases. Using our design process, the project was seamless creating an exceptional result.
Stone Meyer
A high design 20,000 square foot law office located in the prestigious Beverly Hills was designed to establish an image worthy of the elite clientele. The overall strategy was to focus a substantial part of the design budget on the elevator lobby, reception desk & waiting area, and board room giving an extreme wow factor upon entering the suite. Done in collaboration with AREA, the custom millwork furniture, strategical lighting and ceiling elements complemented the architectural appeal of this interior architecture project. After several months of methodical planning, the construction process was seamless creating a smooth transition into the new office space.
Urban Flix
Cost effective, high impact project! We were tasked with converting an 8,000 sq.ft. warehouse into a film production office. We were working with a shoestring budget and several generations of previous thoughtless build-outs (we had our hands full!). There was a lot of strategic planning with a good amount of budget meetings (more than normal) as we really had to work hard to stretch the dollar as far as possible. To make things a bit more complicated, there were a good amount of ADA upgrades that were required (all new restrooms, concrete existing/path of travel ramps with guardrails, etc.). We ultimately focused on cost effective, high impact items (both construction and furniture/décor). We rolled up our sleeves and jumped in the trenches! Check out some of our before after photos!
BGPR Penthouse
This ultra chic jewel box office showroom is perched on top of a four story office tower in the center of it all. Located on La Brea near Santa Monica, this opportunity was exactly what we were looking for. The as-built conditions were very dated making this property hard to visualize and the unique size of the floor plates required a full floor tenant for each floor. Knowing that we would have limited competition, we negotiated a true landlord build-to-suit and the landlord rolled out the red carpet and paid for it all! DMF identified the space, negotiated the lease while concurrently designing the space, managed the landlords construction team, and coordinated the relocation process for BGPR.
First Look Studios
Located in the heart of Century City, this 30,000 square foot commercial office space was designed and constructed for Hollywood’s elite. This space included a 30 person screening room, custom millwork furniture designed by Douglas McFarland, and attention to every detail. Done in collaboration with AREA, this office space was featured in Season 6 of Entourage as Lloyd’s new talent agency. Through the use of extravagant finish materials, strategic ceiling elements, and an upgraded elevator lobby, the experience as you walk through the space is breathtaking. With an aggressive 7 month deadline, the design & construction were fast tracked in order to accommodate our clients requirements.
Bryan Cave
This high profile commercial law firm consist of approximately 30,000 square feet of office space located in Irvine California. The methodical use of extravagant interior finishes such as granite, marble, and wood veneer helped create this masterpiece. Key features such as an upgraded elevator lobby, expansive reception, large board room, work room with movable walls, strategic ceiling elements, and custom millwork desk & furniture throughout really helped give our client the image they were looking for.
Jameson’s
We received a call from a repeat client who said that he had just purchased the staple Santa Monica Bar, Finn McCool’’s! Although a well known bar in the community, this thin needed a major facelift! The layout was funky and there was bulky millwork & furniture everywhere. Located near the beach, there was a big opportunity with this bar acquisition. We were asked to support in the rebrand and we were happy to help. With a shoestring budget and an aggressive design/construction timeframe of 75 days, we had our hands full. To make things more challenging, the existing bar remained operational during construction so all of the work had to be done at night (they didn’t miss a single day of operations!). Located in Hollywood California, this fast growing tech company choose this creative space to establish their Los Angeles roots. DMF was retained to establish the overall design, procure construction bids from contractors, manage the tenant improvements, and source and coordinate the office furniture installation. With somewhat of a shoestring budget, we focused on reworking several of the existing architectural elements, creating ambient lighting scenarios, and tactically sourcing furniture that would complement the space. The construction process and furniture installation were seamless creating a smooth transition for our client.
1705 Ocean Boulevard
High-design, ultra chic building in the heart of downtown Santa Monica. This newly built well located building set the ceiling for Santa Monica condo prices. Surprisingly, the developers strategy was to transfer the units in somewhat of a bare bones condition. After spending a considerable amount of money on the purchase, our client wanted the interior to represent a multi-million dollar property. There were several problematic areas that required an out of the box approach. Through tedious drywall detailing, furring out drywalls, wall coverings, light coves, motorized window treatments, high-end furniture, art, & decor we were able to add two sleeping quarters and give our client the perfect family vacation home.
Wilshire Corridor Condo
Located within the Wilshire Corridor of Los Angeles, this prestigious high-rise residential building offered an amazing opportunity for our client. Through the combination of three separate condos, this massive unit turned out to be an amazing residence. Done in collaboration with AREA and featuring custom millwork furniture designed by Douglas McFarland, the level of detail is unparalleled. This unit features an expansive living room overlooking the city of Los Angeles, electrified glass, custom millwork cabinetry throughout the space, strategic ceiling elements, motorized window treatments, and marble & granite accents throughout. No corner was left untouched and the client could not be happier.
