Did you know that “80% of businesses engage in lease conversations with landlords without representation of their fiduciary interest”!  Landlords lease office space 365 days a year, how often do you?  There can be serious implications if you don’t have the right strategy before engaging in conversation with a landlord. Lease or mortgage obligations are typically the single most substantial monthly expense other than payroll.  Suffice to say, real estate obligations and related investments in tenant improvements, furniture, equipment, and communications are a key component in any businesses financial plan. Whether the plan is a tenant fit-out or landlord build-to-suit you should not approach this alone.  Our business model focuses on overseeing the entire leasing & relocation process and engaging strategic 3rd party vendors at the appropriate times.  We are industry experts and leverage our vendor relationships to build a team based on your budget and your needs.  As your liaison, DMF Realty manages all aspects of these complex processes by acting as the single point of contact for all participating agents.


Our 5 Phase Delivery Method Outline:

I. Discovery & Strategic Planning Phase: DMF Realtyworks to envision your next space by understanding organizational goals, surveying employee preferences, & identifying inefficiencies in your current office. We model your workflow, determine square footage requirements, & develop a strategy that works for you. We will link your aesthetic preferences to previous cost comparable projects & develop the pro forma budget.

II. Space Search Phase: Using the Discovery & Strategic Planning supportive documentation, DMF Realty works to define your base building criteria, shape your property survey, & compare possible sites both economically and through a space plan analysis. Upon selection of the building scenario(s), DMF Realty tactically works to negotiate lease & tenant improvement terms, finalize the pro forma budget, & start to build a strategic project team.

III. Design Phase: Concurrent to the lease negotiations, DMF Realty will solidify the budget, develop the target dates, & onboard the project vendors. Prior to signing the lease, DMF Realty aggressively works to develop the architectural design, establish a furniture procurement strategy, & manage the technology design. Through our structured project administration, DMF Realty works on behalf of our clients to save money while promoting and maintaining the project schedule.

IV. Build Phase: Upon completion of the Design Phase, DMF Realty will arrange and conduct a pre-construction conference with all major contractors, subcontractors, & vendors to explain the project and set the tone for quality performance. On a weekly basis, DMF Realty observes the work in progress to evaluate quality, monitor performance, & ensure the appropriate coordination among all vendors. DMF Realty will publish meeting recaps, track change orders, & provide updated budgets.

V. Occupy Phase: Concurrent to the Build Phase, DMF Realty establishes a detailed move plan & logistics schedule. Upon completion of construction, DMF Realty oversees the timely completion of all physical furniture installation & move events, works to decommission the existing origin, & conducts a final turn over walk with the landlord.
